Representative Cases

  • Plaintiff entered into a rental agreement to rent a condominium unit from the owner of the unit. About two years into the tenancy, washing machine began to leak causing water damage and in the wall and into the downstairs unit. When the leak was discovered, the wall had been severely damaged and it was alleged the water leak had created a severe mold condition. Prior to the discovery, plaintiff began suffering from severe and burning facial dermatitis that she attributed to the mold exposure. She eventually moved out, and discarded most of her personal belongings. About a year and a half after moving out, the dermatitis began to resolve.  Plaintiff sues the property owner for personal injuries and property damage. After a full day mediation, the case was resolved.


  • Claimants are long-term tenants in a multi-unit apartment complex. Periodically throughout their tenancy they discovered water intruding into walls and windows. Each time they made a complaint to management, the source of the leak was investigated, promptly repaired, fans installed to dry the affected areas, and the area was treated for any potential fungal growth. Claimants never sought medical treatment for any respiratory problems and never tested the unit for any hazardous airborne mold spores. Claimants then engaged an attorney who made a pre-litigation settlement demand to the property owners. After investigating the claims, the matter was submitted to early mediation where it was successfully resolved.


  • Resolved unlawful detainer matter seeking possession of premises and over $100,000 in unpaid rent and other expenses.


  • Mediated and resolved dozens of unlawful detainer actions filed in Contra Costa Superior Court after the expiration of Statewide Covid rent relief program.
